Developer seeks permission to build 68 homes on greenfield land in Wilmslow

A developer is set to submit an application for 68 homes on land off Upcast Lane at Wilmslow.
Anwyl Homes wants to build the properties on 4.47 hectares of greenfield land.
The company has requested Cheshire East Council provides a formal screening opinion to confirm whether there is a requirement for an environmental impact assessment (EIA) in respect of the proposed scheme.
Environmental impact assessments consider the environmental effects of major development proposals and help councils decide whether to grant planning permission.
An EIA screening report, submitted by Asteer Planning on behalf of Anwyl, says the proposal will be for a residential development with associated infrastructure, including landscaping, car and cycle parking.
The site comprises three parcels of land, with 26 dwellings planned for parcel one, 18 for parcel two and 24 for the third.
The document states: "The housing mix comprises a combination of detached, semi-detached and three-four block mews buildings, to be up to two storeys in height.
"An access road is proposed from the south-west of the site adjoining Upcast Lane.
"In addition to the delivery of new residential dwellings, the proposed scheme will provide circa 1.69 ha of green infrastructure including open space and play space."
The site is 2.1km to the south-west of Wilmslow town centre.
It is bounded by residential properties to the north and east.
To the south-east is Lindow Cricket Club and Lindow Community Primary is to the south.
The surrounding area is predominantly residential with open countryside further south and west of the site.
The report from Asteer states: "The site is well connected to the existing settlement of Lindow to the north and east and forms a natural extension to the existing residential and employment uses on the edge of Wilmslow."
Regarding an environmental impact assessment, it concludes: "The proposed development is not considered to constitute EIA development as defined by the EIA regulations.
"In order to confirm this, a formal screening opinion on the requirement for EIA is requested from Cheshire East Council."
