A former plant nursery in Alderley Edge is to be bulldozed and replaced with nine detached homes.

Cheshire East Council's planning officers this week gave the go-ahead for buildings to be demolished and homes to be built on the site at Laburnum Farm at 66 to 72 Knutsford Road.

A report from the council's planning officer states the scheme will comprise 'nine detached dwellings, each with car ports, front gardens and private rear gardens set around a central 'village green', including a pond/infiltration basin'.

It says the proposal is to provide five bungalows and four two-storey houses, comprising five-bedroom detached properties and each property will have at least three parking spaces.

The report states: "The application site is located on land to the rear of 72 Knutsford Road in Chorley.

"The site currently accommodates a number of substantial buildings, glass houses, polytunnels, stables, a manège and associated paraphernalia."

Historically the site was used as a plant nursery, but that business closed in December 2017.

Since then, the land has operated as a mixed-used development comprised mainly of light industrial use and equestrian use.

The proposal was supported by Chorley Parish Council.

The parish council stated in its report to Cheshire East: "We are of the opinion that the proposed development would be a huge improvement on its current appearance and condition and that it would meet the requirements for additional housing."

In making the decision to approve, the planning officer concluded: "The site is located within the green belt and has been historically used for equestrian purposes and is therefore previously developed land.

"The redevelopment of the site is acceptable provided there is no greater impact on the openness of the green belt than the existing development."
