Plans submitted for nine homes on green belt land in Alderley Edge

Plans have been submitted for nine homes on green belt land off Heyes Lane at Alderley Edge.

Henderson Homes wants to build the properties on a 0.46 hectare parcel of land adjacent to Jenny Heyes, a large detached house.

In March of last year, Cheshire East's northern planning committee voted by seven to four to grant 'permission in principle' (PIP) for nine affordable homes on the site.

PIP establishes whether a site is suitable in-principle.

The council's planners, at that time, had recommended the application be approved because it was for 100 per cent affordable housing to serve an identified local need, meaning it qualified as an exception to inappropriate development in the green belt.

A design and access statement submitted with this latest outline application by Emery Planning on behalf of Henderson Homes, states: "This permission demonstrates that the principle of nine dwellings on the site was acceptable."

The latest application is for 'a mix of range of houses which includes three affordable homes'.

Emery states in the planning document: "The proposal would assist in meeting Cheshire East's housing needs as there is a significant shortfall in their five-year supply…

"In the context of an affordable housing needs in Alderley Edge and across Cheshire East, the provision of on-site affordable housing is a significant benefit of the proposal."

The design and access statement says the proposed development would result in both direct and indirect economic benefits that include the creation of construction jobs and additional household spending within the wider economy.

It concludes: "The construction of nine dwellings in this sustainable location would not be inappropriate development in the green belt and would help contribute to the local housing needs in Alderley Edge and help address the significant shortfall in the housing land supply.

"The land was assessed – by the council – as making the least contribution to the green belt surrounding Alderley Edge when considered against all other green belt parcels of land that adjoin the settlement boundary.

"The principle of small-scale residential development in this location would not result in any conflict with the development plan."

The application, number 25/1064/OUT, can be viewed on the planning portal on the Cheshire East Council website.

The closing date for comments from the public is 14 May 2025 and the application is due to be determined by a planning officer under delegated powers.
