Plans revived for 120 homes near Royal London Wilmslow

An application has been submitted to renew outline planning permission for up to 120 homes for a site in Wilmslow.

Cheshire East gave the go-ahead in December 2018 for outline permission for the residential development on land to the east of Alderley Road.

The 7.11 hectare site, which consists of land lying to the north of the existing Royal London campus, on the eastern side of Alderley Road, is owned by the Royal London Mutual Insurance Society.

A statement to the council's planning department explains the applicant has now identified an improved surface water drainage scheme. Planning permission for this new drainage infrastructure works was approved in February 2021.

"As there is now limited time available to prepare and seek approval to reserved matters [which details with matters such as appearance and layout] and other matters conditioned under the current housing outline approval for the site, it was determined that the appropriate course of action was to seek effectively a renewal of the outline consent," said the statement on behalf of Royal London.

It added the proposal is fully consistent with the previous application, 17/5838M, and comprises up to 120 homes; access improvements for vehicles and creation of new pedestrian and cycle routes; enhancement of existing and provision of new landscaping.

Full planning permission is also sought for the temporary stockpiling of material and site preparation works.

The applicant states: "The permission for the drainage infrastructure works permitted the temporary stockpiling of material arising from the creation of drainage basins on land to the east of the Royal London Campus.

"This was to facilitate the sustainable reuse of the material on the residential site in bringing it up to a higher level as required for drainage purposes.

"In line with this approach, this application also seeks full planning permission for the transfer of the stockpiled material onto the residential site and advanced enabling works, including the use of the material to upfill the low-lying areas on the site."

It adds: "The advanced enabling works would not cause adverse flooding impacts to any nearby property and would ensure that no additional material would need to be transported to site."

The current application, number 21/3438M, is available to view on the Cheshire East website. A target decision date is set for October 19. If plans go ahead, it will be another gut-punch for those that lost their jobs or were relocated to Alderley Park over the past few years, at the closure of the Wilmslow financial institution.
